Student Rents

Rent for each house is £330.00 per calendar month over the twelve month period for a single room to the end of the lease, in most of the houses. There are one or two exceptions. Please ask at the office.

Note that as full rent is payable over the summer there is of course nothing extra to pay for occupancy over that period.

Note also that we do not collect a refundable damage deposit from you on signing the lease. Remember though that you (and ultimately your guarantors) will be held accountable for damages caused over and above fair wear and tear.

The average weekly rent for the year, based on the above figure, is £75.00 per person, per week. This is worked out as follows:-

£325.00 x 12 months divided by 52 weeks.

Do not make the mistake of multiplying £75.00 by 4 and arriving at a monthly rent of £300.00. There are not 4 weeks in a calendar month and this not how you work it out! Doing it this way has in the past resulted in some tenants seriously underestimating their monthly expenditure, causing severe problems for all concerned.

Rent is payable monthly by Standing Order. You will be supplied with exact payment details before signing your lease.

N.B. Your Standing Order needs to be set up by you with your bank at least one month before your tenancy commences. The first rent instalment must arrive in our bank on the date your lease commences, NOT the date you actually move in. We will require written evidence from your bank that your Standing Order has been set up before we hand out keys for your house. Your payment must appear on our bank statement alongside your name, house number and street. Please instruct your bank accordingly.

Payment Schedule

Standing Orders need to be set up by you with your bank. These payments must arrive in our bank each month on the date your tenancy commences. You will be given full instructions on how to do this when signing your agreement.

Your rent amount is to be paid each and every month on the date your lease commences, i.e. lease date 8th June, all payments required 8th of each month. Please ensure that funds are in your bank to cover this amount each month. Dishonoured Standing Orders may incur bank charges.

We respectfully request that tenants pay particular attention to maintaining sufficient funds in their accounts to cover standing order payments when they fall due.

Should a bank withhold a payment, an administration charge will be made by us. This will be in addition to any charges made by the bank on the tenant.

Guarantors

All houses require guarantors. Each tenant is required to provide us with an address of a Guarantor (normally a parent) who is prepared to guarantee both the individual tenant's share of the rent during the duration of the agreement, and also any liabilities or expenses arising which are attributable to the tenant.

In order to avoid having to pay Council Tax, all tenants must be full time students and will be required to submit an exemption certificate available from the University authorities. All members of each group will jointly sign the Agreement. This means that all members are jointly responsible for the total house rent as stated on the agreement. If, for instance, one member dropped out during the year, the full rent for the house would still be due. In this example the "drop out" would be required to continue to pay rent until a replacement tenant was installed. We would endeavour to assist with this. In the event that the "drop out" refused to co-operate, the remaining tenants would be responsible for chasing this person and paying rent until a replacement tenant was found. It is, therefore, very important that you are careful about whom you choose to share with, that you all get along and that you can all afford the rent.
